If you want to sell your house for the highest price possible, there are plenty of things you can do to push that price up. Start by talking with your agent about the type of people that would be most interested in living there. They are your target market. Now go through all the property ads you can find for properties similar to yours, and pick out the three best ones. What do you notice?
The ones that caught your eye were probably the most attractive with a good sense of style. This is what you need to aim for if you want to compete with those sellers. Start with the rooms that buyers can’t change without a lot of extra work. Those rooms are the kitchen and bathroom because the furniture in there is fitted. It will come as part of the house sale price.
If any of your bathrooms don't look as good as the photos on your competitor’s ads, it is time to call in the pros. Choose a stylish suite that suits by checking out this guide here. You are probably looking for something contemporary with clean lines and a strong design. Choose a single bold colour for your theme that will feature in the tiles, the towels and the mat. Blue is a popular colour for bathrooms.. but I like lime green or even hot pink (see below)!
The kitchen also needs a strong colour scheme. The splash back tiles, the tea towels, and even a feature wall are good places to display it. Choose a quality countertop that will show off the beauty of your kitchen. You might choose to paint your cupboard doors, or even change the handles. Professional cleaners have access to high-end equipment to ensure your stove and oven are left immaculate.
The floors of your kitchen and bathroom need to be clean. It can be really off-putting for a potential buyer to see stained or grimy flooring. Usually, a steam mop is enough, but vinyl flooring can wear out easily. If it’s time to replace it, you may have to swallow the cost. After all, you can invest in making the sale or fail and make no money whatsoever.
The exterior of your home is going to be the first picture the potential buyer sees. There is plenty you can do to improve the kerb appeal of your home. Symmetry is very fashionable right now. A couple of colourful but matching hanging baskets either side of your porch is a good start. Trim back any hedges or lawns to neaten them. An edging tool can make the path look immaculate again. Wash the windows and window sills for a gleaming shine.
Usable outside space is also important to buyers. However big or small it is dress it with a quality dining set. Place a few patio pots of flowers around to add some colour to the area too.
Now you are ready to dress the rest of the house. Cherry reds and duck egg blues are very popular interior colours this season. Bedding sets, feature walls, cushions and rugs look good in these colours.
Finally, give your agent a call and place your ad. Good luck!
